What is a home inspection?
A professional home inspection is a visual, non-invasive evaluation of the structure and components of a house. The inspection will identify items that are not performing correctly or items that are unsafe. If an issue or a symptom of an issue is found, the home inspector will include a description of the issue in a written report and may recommend further evaluation.
Outside of the home, the inspector will walk on the roof (if accessible and safe to do), enter crawlspaces (if accessible and safe to do), and inspect the land for proper grading. The exterior inspection also includes driveways, decks, patios, siding, chimneys, gutters, windows, electrical service entry and more.
Inside the home, the home inspector will inspect accessible attics, operate plumbing fixtures, test accessible electrical outlets and fixtures, and operate doors and windows. The home inspector will also inspect the electrical service panel (and distribution panels if present), water heaters and the heating / cooling systems.
To summarize, an inspection is essentially a "visual snapshot" of a home's condition as it exists at the time of the inspection, and that condition is described in a comprehensive written report.
